The developer needed a 100% loan to purchase cost, to purchase the industrial land before it was offered on the open market by auction.Garhill obtained an RICS capital valuation at a figure higher than the proposed purchase price, resulting in a fast loan completion allowing the developer to purchase without utilising their own funds.
Once purchased, Garhill provided further advances to assist the development of the site.
